About Hilliard's Bay Estates
Hilliard’s Bay Estates is a gated lakefront community on Lesser Slave Lake, Alberta, offering private property ownership in one of Northern Alberta’s most naturally beautiful settings.
Our Story
Hilliard’s Bay Estates was established in 2007 following the acquisition of a 111-acre lakefront property on Lesser Slave Lake.
With limited opportunities for private ownership along the shoreline, the vision was to create a gated community where families could own a piece of the lake in a setting that remains natural, quiet, and protected.
Today, Hilliard’s Bay Estates continues to offer that same opportunity — a place to build, return to, and pass down over time.
Amenities
Playgrounds & Sports Court
Hilliard’s Bay Estates includes two playground areas for residents, located in Phase 2 on Aspen Avenue and near the beach.
A shared sports court is also available during the summer months (9:00 AM – 9:00 PM), offering space for basketball and other recreational activities. A selection of equipment, including sticks, rackets, and balls, is available for residents to use.
Dock & Boat Lift Access
Hilliard’s Bay Estates provides shared dock access for residents, with seasonal installation and removal managed by the community in accordance with Alberta Environment lakeshore guidelines.
Boat lifts are individually owned, with installation coordinated annually through the community. Residents have the option to have their lifts installed and removed each season for a fee.
This setup allows for convenient access to the lake while maintaining a consistent and well-managed shoreline.
Trails & Outdoor Access
Hilliard’s Bay Estates offers access to several nearby walking and recreational trails, connecting residents to the surrounding forest and shoreline.
The Boreal Forest Trail is located just north of the main entrance to the provincial campground, while the Trans Canada Trail can be accessed from both ends of the community near the beach and also runs north of the estates.
The Fiddlehead Trail winds through the Monias Creek area, offering a more natural, forested experience.
Storage Yard
A designated storage area is located north of the community, providing space for items such as ice shacks, sea-cans, and boat trailers.
Storage for larger or permanent items is available for an additional fee.
Private Beach Access
Hilliard’s Bay Estates includes two beach areas for residents, located on either side of the boat launch.
The main beach, to the west, features a designated swimming area and seasonal water features, creating a central space for swimming and time at the lake.
To the east, a quieter area known as the “Hidden Beach” offers a more relaxed setting and includes a covered gathering space available for resident use during the summer months.
Both areas provide direct access to the shoreline, with space to swim, launch, and enjoy the lake throughout the season.

Hilliard’s Bay Estates is supported by a range of essential services for water, utilities, and waste management.
Water
- Water is accessed through the Big Lakes water transfer station in Grouard or via local hauling services.
Sewer
- Septic services are available through local providers in the area.
Electricity
- Electrical service is provided by ATCO.
Natural Gas
- Natural gas service is available through Prairie River Gas.
Waste & Recycling
- Waste disposal is available at the Grouard landfill (open Wednesday and Sunday).
